Located in the heart of Coorparoo, this newly built residence is a prime example of thoughtful design and precise execution. Constructed by Mondo Constructions and designed by Courtney Lucas at Loukas Designs, the home showcases a contemporary architectural style characterised by bold linear forms, open spaces, and a strong emphasis on natural light and ventilation.

G.James was proud to supply all windows and doors for this project, collaborating closely with the builder to ensure that the design intent was complemented by equally high-quality glazing solutions.
A Comprehensive Glazing Package
The glazing scope included a full suite of G.James products:
- 425 Series Fixed Windows, used throughout the home to maximise views and daylight.
- 050 Series Louvre Windows, for ventilation and airflow where privacy and security were also a consideration.
- 475 Series Hinged and Pivot Doors, adding ease of access and a refined architectural finish.
- 246 Series Sliding Doors with flush transition sill, to open the key living rooms and blur the visual lines between the indoors and outdoors.
- Sashless double-hung windows by Queensland Sashless, chosen for their minimal visual impact and ease of operation.
This carefully selected mix allowed the design team to maintain clean sightlines while balancing thermal comfort and airflow.
Delivering a Seamless Finish
A key challenge on this build was ensuring a continuous finish between sill heights and joinery lines, particularly across a run of six flush drain sliding doors. Achieving a perfectly level transition required close coordination between G.James and the construction team, ensuring glazing and framing worked in tandem with floor finishes and structural dimensions.

External site glazing also presented logistical challenges. Large-scale units and elevated installation zones required the use of scaffolding, with a six-person glazing team assigned to manage the lifting and precision fitting of major components.
