Capturing Light in an Urban Space

natural light -elev - east This residence has recently been constructed in one of the laneways of Fortitude Valley, just outside the Brisbane CBD in Queensland. Using smart orientation and well designed glazing features, a light and airy modern house has been constructed.

This urban block with an area of about 200m², fits a house with an approximate 90m² footprint. The architect, Andrew Wiley proposed a house that is naturally lit with a spacious feel in this confined perimeter. This was done working with interior designer Benta Wiley, to maximise the effect of light play on the artworks and sculptures intended for the house. The builder, Nick Chatburn & Co, worked in conjunction with G.James Glass & Aluminium to provide the glazing for the project.

Design

There are two façades taking advantage of open areas outside to maximise views and natural sunlight entering the 3 storey building. In particular the east elevation has a glass wall the height of the building.  This wall provides naturally light to an atrium that every room in the house opens into. Glass fins support the expanse of frameless glazing. The effect of this light well gives the house a spacious feel, enhancing the flow and communication between living spaces.

Blue glass intensifies the colouration of the sky outside – used in the atrium and sliding door/windows on the north and east faces. These large windows are made from sliding doors that enable 2100 high windows.  As a safety barrier, glass balustrade is installed to the interior. This maximises the amount of light that flows into these rooms.

Shutters sit on the outside of these windows, promote a modern feel to the houses exterior.  Internally the shutters provide an insulative shade barrier, blocking the harshest rays yet letting light filter through the gaps and cooling air that flows between them. The detailing for these doors was developed at G.James – they sit on a large structural angle that is fixed to the outside of the building to give them the floating appearance.

Natural Light Features

Natural light penetrates from one side of the house to the other with the use of glass internal doors, slit windows strategically positioned to the south and west faces, and glass roof lights. There are two of these with opaque glass on the ground level that give the office and laundry a bright lift.

The third glazed sky light is a glass canopy located at the top of the stairs, leading onto the roof. An opening at the top of a space such as the atrium draws rising hot air up and out, naturally cooling the entire house and enhancing air flow through it. The glass canopy leads to a stunning outdoor area overlooking the neighbourhood, made of self cleaning glass.  Being completely see through, it doesn’t create a visual barrier in the centre of this space, but divides the different areas up for their individual uses.

Bringing the Best of the Outdoors Inside

The entire house incorporates the enjoyment of being able to make the most of the Queensland outdoors and lifestyle – starting as you enter the house.  The front door to the property is through a wide frameless glass door.  This electronically operated pivot door opens into what seems like a courtyard complete with a well planted pond. Over the pond is another frameless sliding door operated automatically, allowing lush green plant life outside to become part of the welcoming committee. This space is in fact the inside of the atrium.

Interior Inspiration

The house is an inspiration, and a beautiful example of what can be achieved with limited space in a medium density urban area.

Eagle Farm Bus Depot – A G.James All Rounder

G.James, Gossi Park and QuickAlly Access Solutions at the Bus DepotA project showcasing the many products G.James Glass & Aluminium and affiliates produce, is due to open next week. Facets of the G.James organisation, including metal fabrication, Gossi Park & Street Furniture, glass and QuickAlly Access Solutions scaffolding, have made their own way to be part of a humble bus depot.

The Eagle Farm Bus Depot has been recently constructed on Schneider Road in Brisbane. It spreads out over a large area that is mainly car park, or bus park, for the automotive fleet. The industrial surrounds of the location require an outdoor area that is visually protected, yet bright and airy. These qualities were put in place by architects Nettleton Tribe and built by Adco, with landscape work sub contracted out to Penfold Projects.

Setting the scene in an industrial neighbourhood

The brilliant colour of the louvres dominates the skyline, blocking out the surrounding visual hubbub of transport. The powder coat colours chosen, Dulux Duratec Intensity Yellow and Interpon Ultriva Sensation Gloss orange stand out from the background colour, Dulux Zeus Silver Grey. They are randomly alternated, and square and elliptical profiles were used to enhance the arbitrary nature of the feature screens.

The south side of the building uses horizontal louvres. It overlooks the parking spaces for the buses.  The horizontal lines making it easier to see through these to monitor the movements of the buses coming and going, while still allowing the colour and striation to make a visual impact.

The north side of the building has an outdoor seating area that uses vertical louvres as a fence like barrier. They vary in height to follow the incidental theme, making the area less formal and lending more interest.

Quick Solutions

G.James Joinery or Light Metal Fabrication Department won the tender through Adco to coordinate the design, manufacture, production and installation of the louvres.

The on site installation was sub contracted to a company that utilise the QuickAlly aluminium mobile towers scaffolding system. They used this to access the top of the posts and higher louvres (or higher end of the louvres in the vertical areas). It was an ideal situation for the mobile scaffolds, as their height is adjusted simply to meet the level of the work area. They are lightweight and able to be manoeuvred easily along the louvres providing a safe, secure platform to do the installation from.

Creating atmosphere

The finishing touches, to make the place welcoming and user friendly, were provided by Gossi Park & Street Furniture. Gossi’s products were specified by the architect, Nettleton Tribe, and were coordinated through Penfold Projects.

21 settings are scattered in two areas, using Access Tables and Parkway Seats. Access Table are disability compliant, and positioning of the Parkway seating allows enough space for wheelchair use.

The “planks” of the furniture have been powder coated a reddish brown for a timber look – a colour called Headland. The frame and legs are powder coated Shale Grey – a matt metallic look. Using aluminium planks provides a longer lasting, low maintenance product, and the powder coat will allow it to retain its original look. Please note, these products are in shaded areas. Using powder coat in the sun can cause the products to heat up to uncomfortable levels.

There are four BCC waste bin enclosures to house garbage bins provided – two to each area for recycling and general waste. They are ideal for concealing waste, and easy to empty. They are the preferred bin used by the Brisbane City Council for their ease of use and stylish design. The furnishings and landscaping of the area exudes a pleasant vibe for professionals to take time out and congregate.

A glass choice that is no surprise

On site another sub contractor has independently chosen our product for use in the buildings glazing. The overall impact of all the products that have come together under separate circumstances is a delightful find. It is good to know the quality and professionalism of G.James service and products are utilised and appreciated by many, and can come together in jobs such as these for some spectacular results.

Gasworks – A Modern Development with a Heritage Heart

Gasworks building developmentOngoing development of a historical site located at Newstead (Brisbane), sees it transforming in stages to a new mixed use precinct. The name derives from the sites original use – the gasworks, and part of the project is to protect the heritage listed gasometer located prominently amid the gasworks buildings.

Originally built in 1863, the gasometer once stored gas in a large bladder contained within its frame work.  The Gasometer has been fully restored ensuring the ornate pinnacles and lace work beams stand as equal alongside its newly constructed neighbours.  It creates a unique contrast set amidst the strong lines and bold shapes of the modern architectural features of the Gasworks building development.

Designed by the same team that worked on the adjacent Energex building – Architect Cox Rayner and builders FKP, the buildings in this phase of construction comprise of Building A on Skyring Terrace (five storeys) and Building E on Longland St (three storeys).

G.James Role

G.James Glass and Aluminium supplied and installed glazing facades, doors, windows and some extruded sun hoods. Building A has a proposed 5 star green star rating – so energy efficiency, acoustics and air infiltration were important design factors. As such, products with proven test results were selected for use.

Building A

Building A comprises ground floor shop front retail with four upper levels of offices. The offices utilise the flush glazed 651 series glazed with IGUs made up of green glass with a low E coating for energy efficiency, a 12mm air space, and 6mm clear glass internally. This also assisted in achieving a better acoustic rating.  Spandrel panels were made with a green ceramic painted surface – a premium spandrel glass option  that maintains the look set by the vision area.

Building E

Building E was a combination of two levels of residential apartments along Longland Street, two levels of office space along the breeze way between the buildings, and a retail shop front precinct on the ground level. The offices in building E utilize the 650 series, also flush glazed, but to accommodate 11.52mm laminated glass. The glass has a low E coating and the same colour, but didn’t require the same level of acoustic rating or energy efficiency. The office glazing also incorporated architectural features such as glass fins for extra strength and sun hoods for protection.

The residential apartments use a range of glazing styles. Fixed framing used the 650 series system with 265  series awning windows spaced across the facade. Balconies feature four side supported 550 series balustrades with access through 445 series sliding doors.

Shopfront Design Problem

The retail areas required a centrally glazed pocket, but the opening size and wind loads exceeded the constraints of the current system.  As many architects are looking for options to make windows larger, the decision was made to replace the current aluminium vertical members, the mullions, with a stiffer option. The new design also incorporated the ability to strengthen it further. This new addition to the G.James range is used extensively throughout the Gasworks project.

Practically Completed

Practical completion was achieved on the 3rd August, 2013, however there are still minor works, interior fit outs and landscape work under way.  Building E has been designed so a residential tower can be constructed above it in the future.

Capitol Apartments

The Capitol ApartmentsCapitol Apartments has been recently constructed at 35 Peel St, South Bank, Brisbane, QLD. It is a 10 storey building designed by Kowalski and built by TMF. This project is situated in the busy west side of South Bank, along some major traffic routes – one being Queensland Rail train tracks and rail bridge.  It is an ambitious project considering its location, and had very stringent guidelines to achieve before it was allowed to be constructed.

Strict Design Criteria

The main aspect of design took into account the proximity to the adjacent train line. Acoustics is an obvious problem, but the location of the railway tracks are within a stones throw, literally. As such, protection of the railway tracks from litter being thrown onto the lines is of critical importance. Accompanying this, the architects designed a building with many differing glazing requirements to achieve a cohesive up market residential property. This building is to be used as furnished apartments for long or short term accommodation for people in the South Bank area. With venues like Rydges and other large hotel names in the vicinity, a boutique, stylish result needed to be achieved. The Capitol Apartments The initial design phase required the windows to comply with acoustic standards, or the apartment would not get approval to be built. G.James were the only glaziers that could beat all the ratings required, and provide evidence via testing that these results were guaranteed. The design initially specified opening sizes to be built to, but to ensure quality, it was actually done as a measure and fit job. As such, the lead times were brought down dramatically in the manufacture and installation scheduling required to meet the builders time line, which G.James achieved.

Design Resolution

To accommodate the requirements to protect the tracks from litter, all windows to the railways (northern) elevation were fitted with fixed Crimsafe screens. The balconies are set up as an Alfresco area, and the Lismore designed version of the 445 sliding door system was used for the operable windows overlooking the tracks and the city, with a fixed light beneath. The Lismore design, allows the sliding door to be operated from the inside, allowing the Crimsafe screen to be fitted and fixed externally. This alfresco area also helps protect the interior from noise pollution. The Capitol Apartments Bedrooms were fitted with jockey sashes to provide an adequate acoustic barrier, and living spaces had IGUs (as well as the alfresco area) to protect it from railway traffic noise. Both use the 451 system. Some balconies also have 136 Double Hung IGUs incorporated into their design. Other areas use differing glazing suites including the 165 slider vents to wet areas, 265 awning windows, 651 shop front with IGUs in the gym on level 1 with a 476 hinged door.  The main entry was a 475 auto sliding door, and the 477-300 bi-fold system with a lowlight under in  650 framing are a suitable finish in the restaurant. All framing not done on the railway elevation used various types of SGUs to suit the look required. Brisbane

G.James has contributed widely to what Brisbane looks like today.   There are buildings that have added to Brisbane’s sky line and to the diversity of looks and uses that are designed for the various parts of this fair city.  On some buildings, there are unique features that make them distinctive.  For example –

  • the ribbons of M&A,
  • the splash of red across the Australian Federal Police building,
  • the glass wall of Sir Samuel Griffith Centre,
  • the towering Aurora and Riparian plaza.

There are many buildings that have achieved the coveted green star energy efficient design,  some interesting artwork on glass designed by local artists – its worth a visit to the Anthropology Museum at UQ to see the ceramic printed window alone. Some of the buildings have specialised glass systems to suit the works being done, like the Translational Research Institute and the ABC headquarters.

There are projects that have altered the face of a tired old façade, so if you look at an old image of QIMR, you won’t recognize it.  And then theres the Suncorp Stadium which gives you a glimpse inside a place where state pride and competition is on the line.

QuickAlly Aluminium Scaffolds

The quickally scaffolding system was developed around the turn of the millenium by experienced Gold Coast scaffolder David Dart. Having been in the scaffolding business for about 30 years, David’s frustration at being unable to find a simple, high quality aluminium scaffolding system led him to develop, manufacture & start selling his own system. The benefits of the system were obvious to others in the industry, leading it to be quickly adopted by a number of scaffolding businesses.

G.James Access Equipment

G.James developed a simple mobile scaffolding system to use, primarily for in house jobs, in 1991 (developed in 1991, testing complete in 1992) and a Trestle Safety System in 1998. Custom products were also being made from this time.

Due to requests in the market for a scaffolding product with more features and abilities, G.James looked at ways it could expand its range. Looking at alternatives, QuickAlly impressed G.James with their smart design principles and wide product selection that would enhance the G.James range. The acquisition was completed in May 2010.

Quickally’s original headquarters were on the Gold Coast.  However with its purchase by G.James and amalgamation with G.James Access Equipment, there were obvious benefits of moving to Brisbane.  The move took place in April 2011, and now positioned alongside G.James’ existing manufacturing facilities.  The two departments compliment each other under the one roof as Quickally Access Solutions.

A printed curtain for the Infiniti Showroom

Nissan's Infiniti Showroom

Nissan’s brand new Inifiniti Showroom at 5 James St, Fortitude Valley, Brisbane, offers a new option of luxury car, provided at the level of traditional European car manufacturers BMW and Mercedes-Benz.  The concept is to mimick the service offered to this level of customer but aiming at a new audience.

To accomplish this, Infiniti’s IREDI (Infiniti Retail Environment Design Initiative) developed a world class facility that will catch the eye of a newly emerging, discerning audience. Utilising Japanese notion of “Omotenashi”, or the heart of hospitality, a high level customer experience was developed from presentation to purchase.  The Brisbane showroom is the largest in Australia to date – the 2000m² complex comprises of a lobby, a lounge and the showroom, framed stylishly in printed glass showroom window.

Designed by the architectural firm, Brisbane based McKerral Architects , the curtain pattern was supplied as part of the global Infiniti corporate image. The original pattern needed to be refined and approved internationally prior to manufacture.  G.James worked in conjunction with the design team to finalise the artwork.

The printed glass produces a privacy shadow screen by day, but at night with lights behind it, the printing disappears. The print work and positioning lend itself to the overall highly polished finish presented to prospective clients.

Project Update: Queensland Institute of Medical Research

QIMR Herston Rd Entrance

Transforming an existing medical research facility in Herston, QLD to align with the surrounding complex.

Queensland Institute of Medical Research Phase 3, or QIMR ph. 3, is the refurbishment of the Bancroft Centre. It is located just outside Brisbane’s CBD next to the Royal Brisbane Women’s Hospital.

The Bancroft Centre, owned by QIMR  is contracted to be built by Watpac. The project is designed by a joint architectural venture between Wilson and Wardle architects.

G.James’ Role

This project initiated as a design and documentation contract, in which G.James were required to advise and recommend the design of glazing works, survey the existing building and detail the information via formal drawings. Due to the positive contributions and coordination of this aspect of the project, G.James were awarded stage 2 – the supply and install of the glazing works.

The Bancroft Centre

The Bancroft Centre is a 14 storey concrete building with feature beams and columns criss crossing the building dividing up the individual windows and balconies spread across the elevations. At ground level, a large lobby window and sub station louvre is also part of the upgrade.

The medical research undertaken at the centre is highly sensitive. In the pursuit of the solutions being investigated, the building will be partially occupied by the client throughout the construction process. This will affect parts or entire floors at different stages. Close coordination of on site works, monitoring clients requirements and ensuring safety for all, dictates progress.

External Refurbish

The basic concrete structure remains, with the southern concrete face being removed and extended out towards Herston Road. The extensions are supported by a grid work of steel with concrete platforms. The face lift is to extend down the western side to the existing balconies and on the eastern side to the recently erected QIMR central building.

The architectural intent is to create a look that reflects the existing Clive Berghofer Cancer Research Centre (CBCRC) located on the other side of the QIMR central building. To do this:

  • The main façade on the curtain wall is being replicated as much as possible.
  • The visible rendered sheer walls are being covered with Alpolic cladding to wrap around to the front of the balconies and underside of the soffits in a similar fashion to the CBCRC building.
  • Glazing in the balconies and lobby were replaced to reflect the more natural colour scheme and full height layout of the CBCRC.
  • Louvres are being modernised and/or introduced to cope with the needs of the buildings updated research capacity, the design of which is in keeping with the other QIMR buildings.

G.James has followed stringent processing and approval of the glazing samples and design to ensure these principles are followed adequately.

Design: Energy and Acoustic Efficiency

Renovations on old buildings require them to be upgraded to meet the latest energy efficient guidelines. To accomplish this, the Bancroft refurbishment required higher performing windows than the original.  Another important design element to consider was that the Bancroft Centre is situated at what is now one of Brisbane’s busiest intersections.

Fronting onto Herston Road, a stones throw from Bowen Bridge Road, bus ways and the Inner City Bypass, shows the heightened necessity for acoustic protection.

The main curtain wall façade utilises the 651 series with highly efficient IGU’s made from Solarplus engineered glass with an acoustic laminate internally to assist with noise deadening. The visible features of the curtain wall replicate that of its neighbour providing a plaid pattern of greens and silver that provide the desired sister building effect.

The balconies use 450 framing with 475 door systems for the balconies’ hinged and sliding doors. A custom solution was introduced with laminated glass incorporating a thick 1.14mm acoustic laminate and energy tech inner lite working together for maximum efficiency and sound protection.

An environmental advantage to being involved in the design of the cladding, minimised the wastage by designing the cladding widths to suit what was commercially available. Approximately 85% of the panels could be made to their natural width.

Unusual Design Elements

The lobby or main entry spans a height of two stories. It has concrete features penetrating through the facade. This required some innovative design to incorporate these obstacles while maintaining the ability to replace the existing framing in a short turn around of a week. 650 framing was used in the lobby to achieve this.

The curtain wall is usually lifted into place by a mini crane positioned on the building.  It is dedicated to the curtain wall install.  On QIMR however, a tower crane had been fitted on site to accommodate phase 2 construction, and is also being used for phase 3.  This meant that fixing the curtain wall had to be timed in between other site deliveries and other uses required of the crane.

This has been a unique project with G.James contributing very early in the design process to assist in setting our the buildings requirements for our own and adjacent works. The achievements so far have culminated with smooth progression though out the project with the mutual assistance and close coordination between Watpac and G.James.

Looking ahead

G.James role at the Bancroft Centre is to be finalised approximately mid 2013, and the entire project to be competed by mid 2014. Tours of the QIMR facilities are available to the public. You can book a tour on the QIMR website.

Project Update: Sir Samuel Griffith Centre

Installing the glass screen

The Sir Samuel Griffith Centre (SSGC) is a $40 million world class building currently under construction at Griffith University’s Nathan campus. The building was designed by Cox Architecture and construction is being overseen by Watpac. The facility will have 4000m² of usable floor area across six levels, and will house approximately 60 academic/research staff and a number of support staff. It will also provide a number of lecture theatres, seminar rooms and collaborative areas. The SSGC has been awarded a coveted 6-star green rating by the Green Building Council of Australia (GBCA), and will be Australia’s first off-grid, self-powering teaching and research facility. The building will cement Griffith University’s reputation as a leader in Environmental Science.

Building FeaturesThe large glazed screen

To achieve its 6 star green rating, the SSGC has a number of energy efficient features. The need for artificial lighting has been reduced by large windows, few internal walls, and glass partitions. The dominant feature of the building is the large glazed screen that makes up one side of the façade. Combined with photovoltaic cells on the roof and a state of the art battery & hydrogen energy storage system the building will be self-powered.

Photovoltaic cells will convert sunlight into electricity for use during the day, as well as providing additional storage in batteries, and also through the electrolytic production of hydrogen. The hydrogen is then stored in a stable form as metal hydrides. Battery storage will be used primarily for overnight cooling of water to run the air conditioning systems and hydrogen to supply fuels cells for electricity production on cloudy days. A digital electronic energy management system will maximise the efficiency of energy usage.

G.James’ Role

G.James were engaged to supply, install and glaze six levels of aluminium windows, doors and louvres, as well as the special glass screen. The windows and doors feature energy-efficient low E coated insulated glass units. Frames on the window and door systems have been finished with commercial bronze and matte gold anodising. Matte gold powdercoat was also used to finish some items such as glass screen brackets.

Glazed Screen

The glazed screen features large panels of special clear heat-strengthened laminated glass. The glass panels are 2171×3280 mm or 2171×3540 mm in size and range in thickness from 17.5-21.5mm. In total the glass screen utilises 166 square metres of glass. The screen is supported by a fabricated “spider” steel frame. G.James designed brackets especially for this project to fix the glass to the steel supports.

G.James commenced work on site in November 2012 and expects to be finished in May this year. The installation of the glazed screen has required significant manpower and expertise. The installation of the glass to the screen necessitated two cranes with drivers and dogmen, four booms, two special glass suckers, four abseils, eight glaziers, ropes, slings, glass bremners. The geometry of the screen also required glass panels to be installed at angles – no easy task with the glass panels weighing in at several hundred kilograms apiece. Additionally significant labour was required offsite preparing and organising the materials ready for install.

The wet and unpleasant weather Brisbane has experienced over the last few months has presented additional complications, with wind and rain causing work stoppages. Road closures and equipment failure were also challenges G.James had to overcome during the install. The fixers and crews who worked on this project deserve praise for their great work on a difficult assignment.

Looking Ahead

The building is expected to be completed in June this year, G.James is looking forward to see this exciting building open.

Project Update: KSD – Hamilton Harbour

Hamilton Harbour - KSD building

We first mentioned Hamilton Harbour – a joint venture between developers Devine Limited and Leighton Properties, designed by Cox Rayner Architects on our blog several months ago. Back then, we were putting finishing touches on the third residential building of the mixed use development. Now, a little bit further down the line, we have nearly completed the façade on KSD – a 5 floor commercial building on the site.

The KSD building makes use of a range of G.James façade products. Our 546 series curtain wall system with IG units was used to create the façade. LE40 coated ‘Evergreen’ glass was selected to meet required performance criteria. Our 775 series sunshades and sunblades have also been used to improve the performance of the façade, whilst enhancing the aesthetic value of the building.

From project acceptance to install was a very quick turn around, our nearby Fison Avenue factory was a integral part of achieving the programmed dates. Installation on site also happened over a short timeframe – commencing on the 10th of October, with the main curtain wall completed by 15th November.
